Dutch owner Saskia and her husband Michael started a lime plantation here

together. There are 2,750 certified lime trees from Sao Paulo, of the Tahiti cultivar

variety. From 2015 to 2017, 1,750 trees were planted on the approx. 13-ha plot, and

the last 1,000 trees were planted on the approx. 7-ha plot in November 2019. The

first trees have now reached maturity, they are around six, seven years old.



The current owners have invested the precious first six years, and laid an excellent

foundation for the future. The plantation is completely irrigated and has irrigation

ponds and wells. The agricultural land is divided into two parts of approx. 13 and 6.9

ha. Two water reservoirs have been built on the 13-ha plot, with a total capacity of

eight million litres of water. This can be more than doubled.



If all the lime trees are in full production and we consider the statistics (see

appendix), the trees can yield between 30,000 and 60,000 tonnes per hectare per

year. The difference in yield between 30,000 and 60,000 has to do with whether the

plantation is irrigated and well-fertilised.

The plantation covers 9.8 hectares of limes. There are 25 kilos to a crate, which sell

for 35 reals on average.

There are options for planting more lime trees on your own land. There are also

about twenty other fruit trees (including mango, coconut, mulberry, pineapple,

papaya, avocado, etc.) for your own use.



This plantation is situated in a location that is nothing short of phenomenal. Here, you

will experience pure tranquillity and space. A group of six toucans makes an almost

daily fly-by.



Moreover, this beautiful place enables you to live climate-neutrally, or even

negatively. CO² emissions are offset for more than 100% by the solar collectors

(which can be further expanded with solar panels) and the many lime and fruit trees.

The plantation is located in the Bicuíba area, about twenty minutes by car from the

small town of Bacaxa, and falls under the municipality of Saquarema.



Bacaxa has many supermarkets and various other amenities, including a hospital.

Rio de Janeiro is at 113 km by car from the plantation.



There are numerous possibilities for expansion on the property. For example, there is

room for holiday homes. You can build a small holiday home for approx. €10,000 or

R$52,000.

Three percent of the land may be built on. Currently, there are a residential house

and several outbuildings, including two caseiro houses, two polytunnel greenhouses,

two barns and several pumphouses that irrigate the plantation.



The caseiro houses are currently unoccupied and could be renovated for tourism.

Tourism centres mostly on the beaches of Saquarema, known for excellent surfing.

At present, only the upper floor of the house is used to live in. Here you’ll find a living

room, kitchen and utility room, one bedroom, two bathrooms, two toilets and a large

covered terrace with stone barbecue. All rooms on this floor are air-conditioned.

The ground floor has several rooms, including two showers and three toilets.



There is also a small single-person dwelling (a type of custodian’s housing)

consisting of a bedroom with its own sink, toilet and kitchen. The ground floor will

need some maintenance.



There is good drinking water from our own well.

Hot water is generated by the solar collectors. If the weather lets off and the water

doesn’t get warm enough, there is additional heat from the electric boiler, with a

capacity of 350 litres.



There is an excellent 4G internet connection, and the infrastructure of Fibra is already there aswell which was done by the company Conectar.



Currently, the owners have two permanent employees, including a manager. The

manager can run the plantation independently, if necessary.

The plantation is therefore also extremely suitable as an investment project. and for who want a good return of investments by also using the Banks here. The current rate is about 10% , if you put it on a saving account or funds with a conservative profile so minnimun risks.
