Rural property with a total of 92 georeferenced hectares, located in the municipality of São José dos Ausentes, in the state of Rio Grande do Sul, overlooking the confluence of the Silveira and Pelotas rivers, at an altitude of between 1,150 and 1,200 m, comprising:
1. A place with a breathtaking view of the mountains and valley of the Silveira and Pelotas rivers, with the Ponte das Goiabeiras bridge, which connects Rio Grande do Sul and Santa Catarina, visible in the distance on one side, and the valley with the confluence of the rivers on the other.

2. Property providing excellent conditions for the installation of a beautiful guesthouse with cabins for relaxation, contemplation of nature and other activities related to ecotourism.

3. Area with several fields with enormous potential for the viticulture of fine high-altitude wines, apple orchards, blueberries and other temperate climate crops, with forests of araucaria, cambará, bracatinga (for honey) and other native species.

4. There is a native araucaria forest that provides several environmental services. It is estimated that it sequesters approximately 480 tons of carbon per year, which can generate sustainability credits. This forest is important for raising public and private funds through Payment for Environmental Services (PSA) projects, such as water production from springs, carbon credits, biodiversity, etc.

5. Possibility of exploration for tourist visits with trails to contemplate the Araucaria Forest, towers to view the treetops, tree climbing, photography of the flora and ornithology (birds of the region), among other ecotourism activities. There is a beautiful trail through an araucaria forest that leads to the highest part of the property, with a fantastic view.

6. Excellent place for honey production, including white honey and bracatinga honey.

7. Annual income with large production of pine nuts.

8. There is a simple house with three bedrooms, a kitchen, a bathroom, a shed, and a storage room, all made of wood in good condition, but it needs renovation and has no furniture. A standard RGE post has already been installed and is in the process of being connected to the electrical grid.

9. There are several perennial sources of pure water, one of which is used to supply the house.

10. Next to the house there is a small hose with a cattle feeder.

11. There is a small pond on the property.

12. The property is 35 km from the city center, on dirt roads, in good traffic conditions, with constant maintenance by the City Hall, as it has many properties with apple orchards and other crops. The 1,200 m stretch closest to the property is very beautiful and has recently undergone improvements.

13. The electrical grid is 1,200 m away and the connection process is being forwarded to RGE.

14. All documentation is up to date, including deeds, property registration, CCIR, ITR, Car, negative certificates, etc.
General Observations and Orientations:This property is exclusively for sale, not for rental of any kind.
It is strongly advised that interested buyers conduct a visit of the property with a subsequent diligence in order to make an informed decision on whether to proceed with the purchase. It is however expected that the prospective client has the necessary financial means to purchase. It is important to note that Brazilian banks or in general financial institutions do not give, under any circumstances, loans or mortgages to foreigners. Also, it is very rare that European or American banks concede loans or mortgages for purchasing real estate in Brazil. It is thus indispensable to have the proper capital in order to effectuate a purchase.
The buyer/investor does not pay any kind of commission to the realtor in Brazil – the commission is strictly the responsability of the seller. However, the buyer is responsible for paying the notary costs as well as the ITBI (Imposto de Transmissão de Bens Imóveis – the property transfer tax) which ranges, depending on the state, between 2 – 3 %.
