TLC needed to awaken the old charm

This wonderful property is situated in a quiet and private location in central Umbria. It comprises a renovated farmhouse as well as a large outbuilding and lots of land! The hillside location opens up to a distant view of lake Valfabbrica while the olive grove and woods above the house provide shelter and intimacy. Though the property has suffered quite some neglect during the few last years it will be easy to recuperate. All that's needed to get it back in shape is vision, TLC but also some substantial investments. We are however convinced it will be worth the effort! Our reasons to think so are:

The buildings
The old stone house farmhouse dates back to the 18th century. The building has been renovated and is structurally is good condition. The lower level harbours a large open kitchen and dining area with direct access to the garden. A comfortable bedroom and bathroom complete this level. Due to the position in the sloping land the porch and main entrance are located on the ground floor. This level offers a smaller size kitchen, a living, two bedrooms and a bathroom. The top floor consists of a landing, a spacious bedroom with bathroom and an additional room.

The annex is made up of very large spaces that were used for agricultural tools and vehicles and stables. It could be possible to convert the annex into guest apartments.

The land
The entrance gate for the house lies halfway a gravel road connecting the village above with a distant road below. To the left lies an olive grove, the driveway passes below the house with the view on the right hand side. The old 6 x 12 pool lies to the side of the house, but is in a state of state of abandonment. Please note that the photos show what it used to be like in the past to illustrate the potential of the pool area.

In total the property comprises 27 ha of land. Part is arable land, orchards, ulive groove and woodland with various hiking trails.

The total investment to recuperate the property is estimated at approximately €350.000.

The surroundings
While the property lies sort of hidden in the privacy of the surrounding greenery the nearest little village is only a mere 3 km away. Up the hill Fratticiola Selvatica offers some small shops. The little borgo of Pianello is 7 km away and Valfabbrica with all amenities for daily life is 10. The international airport of Perugia is 17 km away whereas the bustling student city itself lies at 25 km distance. Assisi is part of the UNESCO world heritage and a mere 22 km to the south. A gorgeous area with apart from the city itself a spectacular nature reserve full of hiking and biking trails. Further down Spello, Trevi and Spoleto all offer a splendid historic centre and just to the west lie the famous vineyards of Monte Falco and Bevagna. Ancona on the Adriatic coast is 117 km away.
