We have a cat to help keep rodents away :-) Relax in your private room in a comfortable double or single bed. Most rooms are on the bright TOP FLOOR or Main Floor of a 100 year old Heritage House. There are also rooms on the ground floor and one on the main floor. Each room has a dresser, desk, chair and locking door. Bedding and towels provided. Wash and Dry clothes on-site in the shared laundry machines. Make yourself at home and cook in the full kitchen, hang out on the couch in the shared living room. Ground Floor Guests (3 total) use the Ground Floor Kitchen and other Guests (6 total) use the Main Floor Kitchen. There are three fridges so each guest will have a shelf to use Share three bathrooms with other housemates. Enjoy the company of other Homestay Guests. Step out in to the lively and eclectic Commercial Drive Neighbourhood. *Share cleaning duties with other guests.* Connect to the whole city by Skytrain: Get Downtown in 12 minutes on the Skytrain. Walk 3 minutes to Vancouver's main transit hub, The Commercial-Broadway Skytrain Station. Buy groceries less than a 10 minute walk away. The Host: I am warm and welcoming but will give you lots of space and privacy. This is perfect for very independent guests who are at least 19 years old. I will be there to answer questions and to give directions. Share a kitchen, bathroom and living room with other guests. Everyone is responsible to clean up after themselves and to keep their own rooms clean. *Suitable for guests who are 19 years old and older.* Please note that the fire place in the dinning room does not work. We are not able to burn anything in it. PAYMENT DETAILS: *Homestay will collect 25% up front of your total stay. This confirms your booking and holds the room for you. This $ goes directly towards your rent. As per the Homestay policy, if you cancel more than 7 days before your arrival, the 25% deposit is refundable. Because of this cancellation policy, I require a security deposit to secure the reservation. The Homestay cancellation policy does not provide sufficient protection to the host. Since the Homestay payment is fully refundable with short notice, a cancellation—even just over a week before the start date—could leave the host with an unexpected vacancy and little time to find a replacement tenant. Without a firm, non-refundable commitment earlier on, the financial risk and loss of rental income fall entirely on the host. *All bookings are subject to a Refundable Security Deposit that is 50% of one month's rent. If you cancel your reservation less than 30 days before your arrival, this deposit will NOT BE refunded. This deposit must be sent via an electronic transfer within 72 hours of booking your stay and is in addition to the Homestay deposit. *This deposit IS refundable at the end of your stay, IF you have paid all of your rent, given one full calendar month's notice to move out, left everything in clean and good condition, and have not damaged anything. * When you arrive, you will pay the balance of the first month's rent (if any owing) and then will pay rent for each month on the first day of each month. Here is an example: You book for four months, starting on July 1 and rent is $1,100. Total Rent will be $4,400 ($1,100 x 4 months = $4,400). The Security Deposit will be $550 (1/2 of $1,100). This must be sent via electronic transfer within 72 hours of booking. In addition, Homestay will charge you 25% of $4,400 when you book your room. This will be $1,100. This $1,100 will go towards rent. *One the first day of each month after that, you will need to pay $1,100 rent. *At the end of your stay, after you have checked out, you will be refunded the $550 security deposit, if you have left everything in good order and have paid all of your rent.
